Confirm the zoning permits a dwelling, whether the parcel sits in the Greenbelt or a specialty-crop area (which restricts new residential lots), and whether it fronts on a maintained road. Rural lots may also need conservation-authority approval and septic and well feasibility before a building permit is issued.
What does it cost to service a lot?
If municipal water and sewer are at the lot line, connection fees are relatively predictable; if not, budget for a well and septic system.
